Greg started his career with Vanguard Properties in 2003 as a real estate agent, and has been recognized as a Top Producer at Vanguard for 2006, 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015, 2016, 2017, and 2018. Greg closed 30 transactions and over $60M in sales for 2018 alone, and has closed over 490 transactions and $560M in sales for his career. Greg has a wealth of experience representing both buyers and sellers in many types of transactions including new construction/renovation development, single family home & condominium resales, and TIC projects and sales.

Greg is highly focused on providing the highest level of service for each client, and to aggressively achieve the best price possible in each transaction. Greg has integrity, a strong work ethic, excellent knowledge of the dynamic San Francisco market, and is a strong negotiator. In 2010, Greg started The Fulford Group, a real estate team created to better serve his clients’ real estate needs.

Greg grew up in the Bay Area on the Peninsula and has lived in San Francisco since 1995. He received a BA in Psychology from the University of Colorado, at Boulder, and started his career in technology working for Cisco Systems in the mid 90s. Greg had been drawn to real estate his whole life and knew that eventually he would move from technology over to real estate. In 2003 Greg made that move in to real estate and has never looked back. Greg’s true passion for real estate has allowed him to be very involved in the Real Estate community. Greg was just recently selected to the San Francisco Real Estate Round Table, and Greg is a member of the San Francisco Top Agent Network (TAN). Greg is also an active member of the Residential Builders Association (RBA), Luxury Real, National Association of Realtors (NAR), California Association of Realtors (CAR), and San Francisco Association of Realtors (SFAR). When Greg has free time he enjoys spending it with his wife and family, enjoys travelling, snowboarding, movies, and playing golf.


Brian is a third generation real estate professional, and a bay area native with over nine years of experience helping his clients achieve their goals. In that time Brian has worked on more than $200 million worth of real estate sales and over 150 transactions. In 2012 Brian joined Vanguard Properties and began working with Greg Fulford of the Fulford Group, one of San Francisco’s most respected and top producing groups.

Energetic, knowledgeable, and personable, Brian provides a unique client-friendly customized real estate experience to the Fulford Group. Brian and Greg specialize in representing both buyers and sellers in many types of transactions including new construction/renovation development, single family home & condominium resales, and TIC projects and sales.

Brian’s real-estate passion and experience is coupled with a degree in Communications from Chapman University. During his studies, Brian learned the importance of proper negotiating, and public speaking, both of which he still utilizes today as a top performing real estate professional. In a career that leaves zero room for mistakes, Brian’s passion for real estate is evident to all his clients, not only during their purchase, but well after. When Brian takes time for himself, he enjoys golfing, skiing, going to the gym, spending time with family, and of course exploring all the culinary delights the city has to offer.
